Welcome to our community update website for ‘Land East of Oakley Wood Road’, Bishop’s Tachbrook.
SITE CONTEXT
The land to the east of Oakley Wood Road sits on the eastern edge of Bishop’s Tachbrook, adjacent to existing established residential areas to the north and west. The site is gently sloping east to west with mature hedgerows and trees which provide good levels of screening. The site benefits from existing natural boundaries meaning that a clear distinction between the village (of which this would be a part) and the wider countryside beyond is maintained.
Within walking distance of local amenities and well-connected by existing pedestrian routes, the site is in a suitable and sustainable location to accommodate new housing in the District. The site is bordered to the west by Oakley Wood Road itself, with the backdrop of the recently constructed Bloor Homes development beyond. It is not proposed that the built development extend any further south than the Bloors development and indeed, a substantial area of open space is proposed for wider community use south of the development. This enhances opportunities for the integration of green space within the scheme.
Careful consideration has been given to respecting and enhancing existing assets, ensuring that any development preserves the village’s character while delivering much needed new homes.
OUR DEVELOPMENT PROPOSALS
This outline planning application seeks to establish the principle of residential development. Matters of detail, such as design, layout, appearance and landscaping will be the subject of a future Reserved Matters planning application – subject to the grant of outline planning permission.
Outline planning permission is sought for the development of up to 160 new homes, including public open space and a new play area. The scheme also includes provision for 40% affordable housing.
As illustrated on the masterplan, the development proposals consist of:
Up to 160 dwellings, including 40% affordable housing.
New vehicular access from Oakley Wood Road
Pedestrian and cycle access providing links through the Site into Bishops Tachbrook.
Significant areas of green infrastructure, public open space and informal recreation and play area.
Creation of new ponds and sustainable urban drainage system.
Retained trees and hedgerows, and new supplemental planting.
Habitat creation and Biodiversity Net Gain
Sharba Homes are working to create a sustainable community which benefits from excellent green infrastructure to create a permeable network for existing and future residents. The masterplan proposals have been designed carefully following the completion of technical studies and demonstrate the suitability of the Site for development.
